Project Development

Hand shakeIf at the end of the initial project meeting we have come to a collaborative decision that we are the right design build firm for your project and we wish to proceed, then we can move into the project design and development stage.  We will provide you a project design and development proposal including an appropriate project specific design fee to retain our professional services.  This agreement along with a project appropriate fee covers our time to provide you with professional services of finalizing a 1) scope of work, 2) exploring options, 3) developing layout/plan/design ideas with elevations and perspective drawings as applicable, 4) providing a project work summary and an overall cost of the project.

Once we receive the signed agreement and noted fees, we would schedule to conduct a complete site survey and meeting to learn in detail what you want from your project.  We measure the existing structure, review property conditions and take detailed photographs.  We ask for your ideas, discuss what works today and what does not and why you want this project done.  We determine what your goals are of the space and what is most important in the way you will use the new space.  Once we understand the functionality aspect, we determine your aesthetic and design styles.  Throughout the process we will provide professional and experienced functionality and design suggestions and recommendations.  With all the information collected our team with significant construction/remodeling cost experience will help you with understanding choices and how or where these choices impact the budget.

Once you like and approve the initial plans, we will specify your project as reasonable to present you with a project work summary.  To specify your project, our design team would distribute the final plans to our carefully selected pool of subcontractors and schedule a meeting at the project site.  During the meeting our team conducts a full introduction and debriefing of the project with you.  Each subcontractor gets the opportunity to ask questions and then work together as a team to develop the best work plan for a successful project.

At this point we finalize as many details as possible.  Please note a project is not fully specified until after a proposed construction agreement is signed.  Then a Welhouse Construction designer works with you one-on-one, including accompanying you to showroom visits or bringing samples to your home or business, to help you fully coordinate your new space.

We spend significant time in designing as a successful project will ultimately depend not only on the materials, but on a good design from the start.  We are focused on creating a successful one of a kind environment for you that meets your functional, aesthetic and budget needs.  Once the initial plans and specifications are complete we will meet with you again to present the project work summary and overall cost of the project.  This stage typically takes a few weeks and will vary pending size and scope of the project.

Once all the design plans are approved,  subcontractor estimates received and the project is specified as much as possible, all of this information and specification is assembled and presented to you in a project summary.  This includes a overview of the construction process, estimated project timing, what is included and a project cost.

If you love the design and are ready to move forward with the project, we will take the summary and develop a detailed proposal describing each step of the construction process specific to your project and present you with a proposed construction agreement.

If you decide not to move forward, then the design plans, specifications and other design deliverables are yours to keep with no further obligation to Welhouse Construction.
