Congratulations! You love the design plans and are ready to move forward with the project! We are as excited to begin your project as you are!
We start by taking the project summary and developing a detailed proposal describing each step of the construction process specific to your project. This scope of work clearly describes what is and is not included in the project, providing a clear understanding of expectations and the project cost.
The agreement will explain the statement of work, standard terms and conditions and various legal requirements we need to advise you of per Wisconsin State Law including Wisconsin’s Right to Cure Law. If the project is a remodel and your home was built before 1978, the agreement will also include lead safe renovation information and the required Pre-Renovation Form confirming receipt of lead hazard information.
The agreement will also outline the specific payment schedule. Typical down payments at contract signing are 25% of the total project cost. Please note this does vary per project based on size and scope. Pending the size and scope of the project, progress payments will follow in stages to allow you to monitor and approve construction as it progresses. The final payment is made once the project is completed.
When the agreement is signed and returned with the noted down payment this provides us with your authorization to proceed and get your project into our Construction Schedule and we then move into the Construction Phase. We will submit for permits, if required, order long lead-time items and prepare you for the start of the project.
